's General Terms and Conditionsof Rental
The complete set of rules governing your stay in a furnished SAS Nexvisit apartment in Alsace and Lorraine. Any confirmed reservation constitutes acceptance of these terms and conditions.

Nexvisit SAS acts as a professional manager of furnished tourist accommodations within the meaning of Article L.324-1 of the Tourism Code, and in accordance with Law No. 2024-1039.
The Tenant
Any individual or entity that has made a reservation with Nexvisit, either directly or through a booking platform (Airbnb, Booking.com, etc.). The primary tenant is responsible for the conduct of all occupants of the property throughout the entire duration of the stay.
Formation of the Contract
The rental agreement is formed upon confirmation of the reservation. Payment of the full or partial amount for the stay constitutes unconditional acceptance of these general rental terms and conditions.
These terms and conditions apply to all accommodations managed by SAS Nexvisit, in accordance with the Tourism Code (Article L.324-1) and Law No. 2024-1039 on the regulation of furnished tourist accommodations.
The primary tenant’s identity must be verified before access to the property is granted. Nexvisit reserves the right to deny access if verification is not completed or if the documentation is not in order.
Check-in and check-out
Self-check-in
All Nexvisit accommodations feature self-check-in via a key box or smart lock. Access codes are provided after full payment has been received and the tenant’s identity has been verified. Each accommodation is inspected and prepared before your arrival.
Current Status
A photographic and/or video inventory is conducted before each arrival. The tenant has two hours after arrival to report any issues, defects, or irregularities. After this period, the property is deemed to be in accordance with the initial inventory.

Housing occupancy
Maximum capacity
The maximum number of guests is specified in the listing and the booking confirmation. Under no circumstances may this number be exceeded, even for casual visitors.
Use of the dwelling
The property is intended exclusively for residential and tourist use. Any professional, commercial, or non-profit use is strictly prohibited without prior written consent from Nexvisit.
Identity verification
The primary tenant must provide valid identification before gaining access to the property. Nexvisit reserves the right to request identification from other occupants in accordance with applicable regulations.
Rules & Prohibitions
Tobacco and e-cigarettes
Holidays and gatherings
Parties, gatherings, or social events are strictly prohibited in Nexvisit accommodations. Minut noise sensors are installed in some accommodations (in outdoor areas or common areas only). If the noise threshold is exceeded:
- First violation: immediate warning via text message
- Repeat violation or failure to comply: immediate termination of the contract without refund
Animals
Pets are not allowed in any of the accommodations unless prior written permission has been obtained from Nexvisit. In the event of an unauthorized pet, additional cleaning fees will be charged and deducted from the security deposit.
Open flame
The use of candles, incense, fireworks, or any open flame is prohibited both inside and outside the accommodation, with the exception of equipment provided by Nexvisit (barbecue, stove, etc.).
Heating Management & Energy Comfort
The tenant also agrees to:
- Do not leave the heater or air conditioner running with the windows open
- Turn down the heat if you’ll be away from home for an extended period (eco mode or frost protection)
- Turn off the radiators or convection heaters before opening the windows to air out the room
- Report any malfunction of the heating or air conditioning system immediately
Illegal substances and activities
The use, possession, or trafficking of illicit substances is strictly prohibited. Any violation will result in:
- Immediate termination of the contract without a refund
- Reporting to the appropriate authorities
Maintenance & Inventory
Housekeeping and cleaning fees
Standard cleaning fees are included in the booking rate. If the accommodation is left in a condition that requires additional cleaning, the following charges will be deducted from the security deposit:

Waste management
The tenant agrees to comply with the recycling guidelines in effect in the municipality where the residence is located. Recycling instructions are posted in each residence. Any failure to comply may result in additional charges.
Equipment & Furniture
Inventory
An inventory of equipment and furnishings is available for each unit. The tenant has two hours after arrival to report any discrepancies, missing items, or malfunctions.
Damage and deterioration
Any damaged, worn, or missing equipment will be billed to the renter at its replacement value. The corresponding charges will be deducted from the security deposit or billed directly to the renter if the amount exceeds the security deposit.
Wi-Fi and internet connection
Wi-Fi access is provided in every unit. Nexvisit does not guarantee a minimum connection speed or uninterrupted service. The tenant agrees not to use the internet connection for illegal purposes (such as unauthorized downloading or streaming).
Deposit and Guarantee
Collection of the security deposit
A security deposit is collected prior to your stay via the secure payment platform Stripe. The amount of the security deposit is listed in the property listing and in the booking confirmation.
Possible deductions
Deductions may be made from the security deposit for the following reasons:
- Property damage to the home, furniture, or equipment
- Additional cleaning fee (for a unit left in an abnormal condition)
- Penalties for failure to comply with these terms and conditions
- Late checkout (after the agreed checkout time)
- Loss of key or access device: €200
- Abnormal energy consumption (excessive heating, air conditioning with windows open)
- Fines related to the behavior of the tenant or the occupants
Prices and Payment
Pricing
Prices are listed in euros, including tax. They include room and board, cleaning fees, and linens. The visitor’s tax is specified at the time of booking and collected in accordance with current regulations.
Direct payment
For direct bookings, payment is processed through the secure Stripe platform, which is PCI-DSS certified. Nexvisit does not store any credit card information. Full payment is required before access to the accommodation is granted.
Payment via platform
For reservations made through Airbnb, Booking.com, or any other platform, the payment and billing terms of the respective platform apply.

Cancellation by Nexvisit
In the event of force majeure (natural disaster, prefectural order, damage rendering the accommodation uninhabitable, etc.), Nexvisit may cancel the reservation and issue a full refund. Whenever possible, alternative accommodation of equivalent quality will be offered to the tenant.
Early termination
Nexvisit reserves the right to terminate the lease agreement immediately and without refund in the event of a material breach by the tenant, including:
- Exceeding the maximum occupancy limit
- Repeated noise disturbances or late-night noise
- Organizing unauthorized parties or gatherings
- Use or possession of illegal substances
- Vandalism or gross negligence
- Threatening or aggressive behavior toward staff or neighbors
- Full or partial subletting of the residence
- Use of the property for illegal purposes
- Unauthorized presence of an animal
- Violation of the indoor smoking ban
Responsibilities
Tenant's Responsibility
The tenant is responsible for all damage caused to the dwelling, its fixtures, and furnishings during the entire stay, whether caused by the tenant or by anyone else present in the dwelling.
The tenant must have insurance that covers risks associated with short-term rentals (vacation rental insurance). Nexvisit reserves the right to request proof of insurance.
Limits of Nexvisit's Liability
Nexvisit shall not be held liable for the following situations:
- Interruptions in utility services (water, electricity, gas, internet) beyond one’s control
- Theft or loss of personal belongings resulting from the tenant’s negligence
- External disturbances (construction work, neighborhood noise, weather conditions)
- Force majeure within the meaning of Article 1218 of the Civil Code
Access to housing
In the event of an emergency (fire, water damage, suspected danger), Nexvisit or its representative is authorized to enter the residence without prior notice. For all other visits, 24 hours’ notice will be given.
Security
Smoke detectors
Each unit is equipped with smoke detectors in accordance with Law No. 2010-238. It is strictly prohibited to disable, remove, or damage them. The tenant is held liable for any violation of this rule.
Home Safety
The tenant agrees to lock the property every time they leave, even for a short absence. Nexvisit shall not be held liable for any theft resulting from the tenant’s negligence (such as a door or window left unlocked).
Outdoor cameras
Some units are equipped with outdoor surveillance cameras, installed in accordance with CNIL regulations. No cameras are installed inside the units. The footage is retained for a maximum of 30 days and then automatically deleted.
Noise sensors
Minut noise sensors can be installed in outdoor areas or common areas. These sensors measure only the noise level (decibels) and do not record any conversations.
Personal information
Nexvisit collects and processes tenants' personal data in accordance with the General Data Protection Regulation (GDPR) and the French Data Protection Act.
The data collected (identity, contact information, booking details) is retained for a maximum of 5 years from the date of the last interaction.

Mediation & Litigation
Complaints
All complaints must be submitted in writing to Nexvisit within 24 hours of the problem being identified, by email to nexvisitimmo@gmail.com.
Mediation
If a dispute cannot be resolved amicably, the tenant may refer the matter to the Tourism and Travel Ombudsman:

Competent court
In the absence of an amicable settlement or mediation, any dispute shall be subject to the exclusive jurisdiction of the Strasbourg District Court.
Applicable law
These terms and conditions are governed exclusively by French law. In the event of a translation, only the French version shall be deemed authentic.
Lost and Found
Reporting and Recovery
If any items are left behind in the accommodation after checkout, the tenant must contact Nexvisit as soon as possible by email at nexvisitimmo@gmail.com.
If an item is found by our cleaning team or while the property is being prepared for the next guest, Nexvisit will notify the tenant whenever possible.

Return Policy
Lost items may be returned in the following ways:
- In-person pickup by appointment (free)
- Mailing at the tenant's expense (shipping costs to be paid by the tenant)
